Development projects are required by law to take environmental impact into consideration. In past years, applicants had to complete very expensive full-blown environmental impact statements. Those days are over; today, the applicant is only required to do an analysis of those elements that are suspected to affect the environment, such as parking or traffic. For example, some local jurisdictions now limit the amount of parking that can be offered and require denser development to encourage people to take public transportation.
